Frequently asked questions about the E-Check
The E-Check is a standardised safety inspection of your electrical system and devices to DIN VDE 0100/0105. Among other things, distribution, wiring, sockets, protective conductors, insulation resistance and FI circuit breakers are inspected. Afterwards you receive a test report, a defect report and a test sticker.
For private owners, the E-Check is usually not legally required, but strongly recommended. For landlords, property managements and businesses, however, the duty to maintain safety applies: electrical systems and devices must be operated safely and, in business, inspected regularly to DGUV Regulation 3. The test report serves as proof.
As a landlord or management, you bear the responsibility for safe electrical installations in apartments and common areas. If damage occurs due to a faulty system, a missing or unverifiable inspection can have liability and insurance consequences. A documented E-Check proves that you have fulfilled your duty to maintain safety.
For private residential properties, an inspection is recommended approximately every four years, and more frequently for rented properties. In business, the inspection deadlines are governed by DGUV Regulation 3 and depend on the system, use and environment. We recommend a suitable date for the follow-up inspection in the test report.
Yes. When buying, the inspection gives you clarity about the condition of the electrics and possible renovation costs. When selling, a current test report builds trust and documents the safe condition of the system. This way both sides avoid later disputes about hidden defects.
No, the E-Check is usually not eligible for funding. However, if modernisations such as an electrical renovation or energy-efficient measures are carried out in the course of the inspection, funding may come into consideration for these – we are happy to advise you on this as part of your project.
