Frequently asked questions about Ventilation Maintenance in Berlin

For private residential air conditioners we recommend maintenance every 1–2 years – after heavy use (lots of cooling/heating) and before the main season. For commercial systems VDI 6022 requires at least annual maintenance; with high occupancy (e.g. restaurants, offices with 50+ people) even half-yearly. Unserviced systems lose 15–20 % efficiency after 2 years and can fail unexpectedly. With digital reminder service we keep your maintenance schedule locked in.

Standard service for a single-split unit (inspection, filter cleaning, refrigerant check, documentation) costs €120–180. Multi-split systems cost per indoor unit €80–120, so a 3-way split about €280–350/year. With maintenance contracts covering multiple units you get discounts: 2 units typically €220/year, 3+ units €150–200 per unit. Large commercial installations (VRF systems) cost €800–1,500/year depending on size and complexity.

Dirty filters reduce cooling output by 30–40 % and increase power consumption by 20–30 %. That means: extra electricity costs of €300–600/year on poorly maintained systems. Contaminated evaporator pipes and ventilation ducts can spread bacteria (Legionella), mould spores and allergens – particularly critical in practices, dental clinics, restaurants and high-occupancy offices. Without maintenance documentation you forfeit warranty claims on breakdowns.

The plastic filters in the indoor unit you can clean yourself (vacuum, lukewarm water). Everything else – refrigerant checks, heat-exchanger cleaning, electrical inspection – should be done by professionals. Reasons: (1) Refrigerant is highly toxic – improper handling causes injuries. (2) Faulty electrical inspection can cause short-circuits or fires. (3) Only trained technicians may handle refrigerants per Refrigerant Ordinance (ChemKlimaschutzV). Improper work = fines up to €10,000.

A maintenance contract is an annually renewable agreement for regular inspections, filter replacement and checks. Worth it if: you have 2+ units (volume discount 15–20 %), commercial system with legal maintenance duty (ArbStättV, VDI 6022), or you don't want to remember maintenance yourself. Contract customers also get priority on emergencies (max 4h response vs. 24h standard). Example: 3-way split €240/year in contract vs. €180 × 3 = €540 individually = saves €300/year.

Yes! After warranty ends (typically 5–10 years per manufacturer), regular maintenance is even more important since replacement is expensive. An unserviced system lasts typically 10–12 years; with maintenance 15–20 years. Compressor replacement costs €1,500–3,000. Annual maintenance for €150–200 prevents this damage. After 15 years the system becomes obsolete due to new refrigerant standards (F-Gas-Regulation phases out from 2025 on). Then new installation is more economical.
