Complete Renovation Berlin 2026
Heating, Bathroom & AC – completely renovated.
Everything in one project: less coordination, more funding, faster completion. We handle the entire project management.
What does a complete renovation include?
A complete renovation combines all building services in a single project: heating system, plumbing and bathroom, as well as air conditioning and ventilation. Instead of placing three separate orders, Montali SHK coordinates everything from planning and funding advice to ready-to-use handover.
This significantly reduces administrative effort and enables better trade coordination: pipes are opened once instead of three times, construction phases overlap sensibly, and funding applications are submitted together.
- Heating system: boiler replacement, heat pump, underfloor heating, hydraulic balancing
- Plumbing: drinking water pipes, drainage, pressure testing to DIN standard
- Bathroom: full refurbishment incl. planning, tiles, sanitary fittings
- Ventilation: controlled ventilation (MVHR) or decentralised units
- Air conditioning: split systems or multi-split systems
- Funding applications: BEG, KfW 261, BAFA, IBB Berlin

Rule of thumb for Berlin
For a complete energy-efficient renovation including building services (heating, bathroom, ventilation) calculate €800–€1,500 per m² of living space. An 80 m² Berlin period apartment typically costs €64,000–€120,000 total – after BEG funding the own contribution can fall below €40,000.
Process: Complete renovation of a Berlin period apartment
A real example: 80 m² Gründerzeit apartment in Prenzlauer Berg – heating, bathroom and ventilation in one go.
Free on-site survey
Our technician visits you, inspects the boiler room, bathroom and installation shafts. We photograph the existing condition and record the full renovation requirements.
Funding advice & fixed-price quote
We calculate all available funding (BEG, KfW, BAFA, IBB) and create a complete fixed-price quote for all trades. No surprises after contract signing.
Funding application & permits
We submit funding applications BEFORE contract signing – this is legally required. For BEG we handle the application to the Federal Office for Economic Affairs (BAFA).
Heating system renewal
Dismantling of old system, installation of new heat pump or condensing boiler incl. buffer tank, hydraulic balancing, commissioning and handover briefing.
Complete bathroom renovation
Strip-out, water pipes, drainage, screed (if needed), tiles, sanitary fittings, taps. We deliver turnkey – you only choose the design.
Ventilation & final inspection
Installation of ventilation system, balancing, duct work. Then final inspection of all trades, handover of all certificates and funding documents.
Checklist: What should you prepare as a client?
The more complete your documents at the first appointment, the faster we can prepare the quote and submit the funding applications.
- 1Proof of ownership (land register extract or purchase contract) or HOA authorisation
- 2Floor plan or rough sketch with room dimensions
- 3Age and type of existing heating system (ideally photograph the nameplate)
- 4Photos of bathroom, boiler room and service shafts
- 5Current heating cost statement (helpful for energy consulting)
- 6Information on listed building status or HOA resolutions (for owner-occupied flats)
- 7IBAN for funding disbursement (BAFA pays directly to the client)
Timeline: How long does a complete renovation in Berlin take?
The biggest time factor is not the construction work but the processing time of the funding authorities. Plan ahead – ideally enquire 3–6 months before your desired start date.
Tip: Start planning in autumn – construction can then ideally be scheduled for spring when the heating season ends.
Funding: Up to 70% of heating costs back
BEG funding (Federal Funding for Efficient Buildings) is the biggest lever: for heat pump replacements up to 70% of investment costs are eligible. Important: the application must be submitted BEFORE contract signing – Montali SHK handles this completely for you.
Frequently asked questions about complete renovation in Berlin
Generally no. We plan the construction phases so that a living area is always usable – either the bathroom or kitchen. For a full bathroom renovation we recommend a temporary alternative (family, Airbnb) for 1–2 weeks. The heating will be out of service for a maximum of 1–2 days.
Yes – and it actually makes sense. We coordinate the trades so they overlap sensibly: while the boiler room is being completed, preparation work begins in the bathroom. This saves overall construction time and reduces noise and dirt.
Technically, heating first is the right approach. The new heating system determines the flow temperature for the bathroom radiator or underfloor heating – this influences the bathroom design. With a complete renovation by Montali this is not an issue as we coordinate all trades from the start.
For a heating replacement we plan a temporary instantaneous water heater – you have hot water throughout construction. The actual interruption typically lasts less than 4 hours.
Montali SHK takes full responsibility for all plumbing and heating trades. For tiles, screeds and painting we work with established partner companies – on request we coordinate these trades too. You then have just one point of contact.
Not automatically – funding amounts are calculated per measure. But: if you also install a ventilation system during the heating renovation, the MVHR can be funded as a BEG individual measure. You also save planning costs as we only need one energy consultant report for all measures.
A partial renovation renews only individual trades – e.g. only the heating or only the bathroom. A complete renovation combines all building services in one project. The advantage: single planning, single client effort, lower total costs through synergies.
Ideal is spring (March–May) or early autumn (September–October) – outside the heating season. Start planning 3–4 months ahead so funding applications can be processed in time.
