Gas wall boilers and boiler servicing in Berlin: what we check on individual flat boilers
In Berlin's Gruenderzeit buildings (the late nineteenth century housing stock) almost every flat has its own gas wall boiler, usually in the bathroom or in the kitchen. For us that means we are not servicing one system in the basement but many individual appliances, each with its own access and its own appointment. We allow 1 to 1,5 hours per appliance. It makes sense to bundle the flats of one building into a single day, because otherwise the coordination with the residents costs more time than the servicing itself.
The part that decides the outcome is the measurement. We record the flue gas values before and after cleaning and note both sets of values in the report. A dirty heat exchanger can reduce efficiency by up to 20 percent, and precisely this difference can only be evidenced if measurements are taken before and afterwards. You therefore have it in writing what the service achieved, and we can see whether a component should be replaced next year.
Servicing a gas wall boiler in Berlin usually costs 100 to 180 Euro. If seals, filters or ignition electrodes are due, another 20 to 80 Euro for materials are added. Not included is the flue gas measurement by the district chimney sweep, which is a separate, legally regulated inspection. For appliances with no service record for recent years we deliberately allow more time. With us a price only becomes binding once we have seen the appliance on site.
Servicing an oil heating system in Berlin: why the effort exceeds that of a gas wall boiler
An oil heating system costs more to service, because more components have to be cleaned and checked: the burner nozzle, the oil filter and the connection to the tank are added to the boiler service itself. Realistic figures are 130 to 220 Euro, and we are on site for 1,5 to 2 hours. In Berlin period buildings the tank is usually in the basement, often behind narrow passageways and courtyard entrances, which also determines the route for tools and spare parts.
What pushes the price up is less the type of system than its condition. On boilers older than 15 years we regularly find corrosion on valves and fittings, and for units built before 2000 spare parts are hard to obtain. In such cases we tell you openly when servicing is only buying time, and we set the alternative alongside it: anyone who replaces an oil boiler with a heat pump receives, as at 21 July 2026, a maximum of 80 percent of the cost as a KfW grant.
Heating service costs: what is included in the price and what is not
Our service price includes the inspection, the cleaning, the adjustment of the controls and the written report. Wear parts are charged as materials, usually 20 to 80 Euro. What servicing does not cover is repairs: a new circulation pump comes to 200 to 450 Euro, new controls to 150 to 350 Euro. We only carry out such work once you have approved it, not quietly during the appointment.
If something comes to light during the service that does not have to be dealt with immediately, we note it in the report with an indication of cost, so that you can plan for the following year. For work outside the scope of the service, hourly rates in Berlin are 80 to 130 Euro. One argument for a summer appointment is provided by the emergency itself: call-outs at night or at the weekend attract surcharges of 50 to 100 percent, which do not arise at all with a planned service.
Heating servicing in Berlin for owners associations and property managers
In an apartment building, responsibility for the system does not lie with the tenant but with the ownership side, that is the WEG (Wohnungseigentuemergemeinschaft, the association of flat owners) or the Hausverwaltung (the property management company) it has appointed; a tenant may nevertheless inspect the records. We therefore supply one report per unit plus an overview for the whole property, which can be attached directly to a WEG resolution or to a manager's report. We coordinate the appointments with the residents, so that one round of visits does not fail because of two locked flat doors.
We need lead time for the planning: 1 to 2 weeks to arrange the appointments is the normal case, considerably more in autumn. Also note the intervals, because they differ from system to system: appliances in flats are serviced annually, boilers above 50 kilowatts every six months. If a resolution by the owners association is still pending, tell us the date of the meeting and we will hold capacity for your property.

That is an inspection, not a service: he cleans neither the burner nor the heat exchanger and does not adjust the controls. Our service is the technical part, that is cleaning, checking wear parts, adjustment and the report. It makes sense to coordinate both appointments, so that access does not have to be organised twice and no duplicate costs arise. Tell us when the chimney sweep is coming and we will fit in around it.
You still have to have it serviced, otherwise you risk problems with evidence towards your insurer and the district chimney sweep. With these systems, however, we work out the alternative at the same time, because from around 15 years the spare parts situation deteriorates and repairs become more frequent. When switching to a heat pump, the KfW funds at most 80 percent of the cost as at 21 July 2026, made up of 30 percent basic funding, a 16 percent climate speed bonus (Klimageschwindigkeitsbonus) and the income-dependent bonus. This climate speed bonus decreases by 4 percentage points every six months from 1 February 2027, which on 28.000 Euro of eligible costs means 1.120 Euro less funding each time.
